Naples Gulf Access Properties
The properties in Naples with boating and gulf access are some of the most expensive in the Naples FL area. Properties on the water with short access to the Gulf of Mexico is prime real estate in Naples.
Surprisingly, for a community that borders the Gulf, and also surrounds the Naples Bay which is four miles long, there is limited housing with boat access to the Gulf.
Much of the boating activity departs from marinas, not from homes.
The homes in Naples with Gulf access are by way of the:
- Naples Bay, its canals and it tributaries
- Doctors Pass and its connecting bays within the Park Shore and Moorings Neighborhoods
- Clam Pass
- Delnor-Wiggins Pass and it connecting bays and tributaries
Naples Bay and Connecting Canals
On the west side of Naples Bay you have the Port Royal and
Agualane Shores neighborhoods. Two of Naples upscale boating
communities located just south of the Olde Naples area.
There are approximately 400 homes in the Aquaplane Shores' neighborhood and 600 in the Port Royal. Nearly all the home tin these neighborhoods have Gulf Access. .
On the east side of Naples Bay you have the Golden Shores, Oyster Bay and Royal Harbor neighborhoods.

Gulf Access Through Doctors Pass
Owners on the Venetian and Moorings Bays have Gulf access through Doctors Pass. The west side of the Bay is made up of condo associations, of which many have boat docks for their owners. These owners also have just a short walk to the beach.
The east side of these bays are the single family home lots.
There are several bridges in the area, so only those owner with
docks on the Gulf side of these bridge keep sail boats.
The Venetian Bay is surrounded by the Park Shore area of Naples. Part of the Park Shore area consists of High Rise beach condos. Owners in these beach condos are able to purchase docks in the Venetian Bay Marina.
Home Sales in 2014
In 2014 the lowest priced home sold with gulf access through Doctors Pass was a one bedroom 850 sq. ft. condo for $230k. The most expensive sale was $5.9 million for a single family home on Moorings Bay. The average sales price was $550,000 for a condo and $2.8 million for a single family home.
Gulf Access through Delnor-Wiggins Pass
Several North Naples communities have Gulf access through the Delnor-Wiggins Pass. Those coming from the south would be those from the Vanderbilt beach area. From the east would be Pelican Isles and Wiggins Preserve and from the north would be those from Barefoot Beach.
