Naples Beach Condos

For this discussion, condos on the Naples Florida beach is being defined as those condo buildings where residents can access the Naples beach by a short walkway or path, with no roads to cross. Condos on Naples Florida beaches range from:

  • 1,000 sq. ft. of living space to 14,000 sq. ft.
  • Two story buildings to 29 story buildings
  • Views of a parking lot to panoramic views of the Gulf of Mexico and surrounding bays
  • Two bedrooms to Five bedrooms
  • Common laundries to servant entrances
  • Buildings with 20 condos on a floor to building with one condo per floor
  • Condos fees of $6,000 per year to $60,000 per year.
  • Built from the late 1950s to 2009 (Moraya Bay at Vanderbilt Beach)
  • Those with no security, to those with gates and guards
  • Those with a pool as the only amenity to those with tennis, fitness and concierge services

Obviously, those condos on the first part of those comparisons are the most affordable Naples beach condos and those on the second half the most opulent.

The Naples Beach has Been BUILT-OUT

The real estate along Naples beaches has been built out. There is no space available for future development. The present supply of Naples beach condos is all that will be available to meet current and future demand. Most of the beach development was done in the 1980s and 1990s. By the 200s there was not much left to be developed.

Accumulated Growth in Naples Beach Condos

Central Naples Beach Condos

For the most part, beach condos in the Naples area were first built along the beach just north of the Olde Naples neighborhood. Prior to that, Naples beaches only had single family homes. Development of beach condos continued moving north as expansion continued over the years. Generally, the further south the condo is in central Naples, the older it is.

Coquina Sands – Naples first beach condos started appearing in the late 1950s in the Coquina Sands neighborhood just north of Olde Naples. The first was the Bahama Club, a two story building, with condos in the 1,000 sq. ft. range.

Coquina Sands is a smaller neighborhood with just 8 beach condo associations. Even with their age, the buildings are still very stately and eloquent.

Moorings – North of Coquina Sands is the Mooring neighborhood. The Moorings has 26 condo associations on the beach, ranging in age from 1964 to 2003. The associations overall have an average of 46 residents each, with the Lausanne being the largest with 180 condos. Most building would top off at eight stories tall.

Park Shore – The introduction of Park Shore in the early 1970s push Naples beach condo development into high gear. Park Shore developers knew the demand for Naples limited beach real estate would far exceed the supply if buildings continued to be topped off at eight stories high.

Park Shore introduced much taller buildings with high rise buildings topping off at 29 stories. Also to make room for more buildings, the condos were staggered on a design where some buildings were closer to the beach front and others further away. Its 24 associations average 85 residents each with the Savoy being the largest with 140 condos. Park Shore has over 2000 condos unit in total. Almost twice the size of the Moorings neighborhood.

Naples Cay – Is a smaller beach condo complex, with just eight different associations. The largest being the high rise Bay Pointe, with 92 units. The smallest being Sea House with just six. Naples Cay was built in the 1990s.

North Naples Beach Condos

Bay Colony – Bay Colony at Pelican Bay has a total of six high rise buildings located on the Naples beach, with 400 condo units. These are large condo units, averaging over 3,000 sq. ft each.

Vanderbilt Beach – Vanderbilt beach has beach condos located in the southern and northern sections of the beach. The condos were built mostly in the 1980s, and the complexes are of a smaller size, averaging 30 condo units. The Gulfside at Vanderbilt beach is the largest condo complex with 142 condo units.
